Cascade County commissioners on Tuesday gave preliminary plat approval to two subdivisions, a 13-lot residential subdivision and a four-tract industrial subdivision.

Developer Mike Hagen is seeking to subdivide property about one-half mile north of Ulm North Frontage Road near the intersection of Polish and Briggs roads into Mountain View Estates. His first phase will divide 121 acres into 13 lots.

Nearby property owner Joe Schuler sent commissioners an email Tuesday morning opposing the subdivision because it would take agricultural land out of production. He also said the area lacks good water.

Commissioners noted that Hagen’s land has been in the Conservation Reserve Program for several years so was not under agricultural production. Jana Cooper, representing Hagen, said the homes would be served by cisterns, in which water is brought in, not by wells.

Susan Taft, whose family owns farm land nearby said a culvert installed recently under Polish Road has caused standing water problems on their land. Commissioner Jane Weber said she would have the county Public Works Department look into the problem.

Commissioners voted 3-0 to give preliminary approval to Hagen’s residential subdivision, with 22 conditions.

They also unanimously approved preliminary plans by Glen Birky to divide 22.8 acres at 575 Vaughn South Frontage Road into four industrial tracts. It’s located between Vaughn South Frontage Road and Interstate 15.

No one opposed the project.

In another matter, the commissioners appointed three residents to serve as alternate members on the county tax appeal board. They were Charles Pankratz, Frank Schoenen and Patty Taurman.
